Benefits of Sealcoating

Sealcoating provides you with a variety of benefits! When you sealcoat your asphalt, you can boost your curb appeal, prevent water intrusion beneath the surface, and slow deterioration from oxidation. Additionally, you can protect your asphalt binder from oils and gasoline while also enhancing skid-resistance, flexibility, and make pavement cleaning easier.

Sealcoating is a great way to extend the life of your pavement and save money on repairs!

Importance of ADA Compliance

ADA compliance is not just about legal obligations—it's about creating a welcoming and inclusive environment for everyone. Providing well-marked, accessible parking spaces is a fundamental aspect of this inclusivity.

Our team at KCLM is highly skilled and experienced in delivering ADA-compliant line striping services. We ensure that disabled parking spaces are appropriately sized and located near accessible routes to building entrances. We also make sure that access aisles are wide enough to accommodate mobility devices, and all ramps are correctly installed and marked.

Our Sealcoating Solutions:

Line Striping

Regular line striping, or painting, maximizes parking spaces, improves safety, ensures handicap spaces are accessible, and enhances your businesses curb appeal.

Crack Repair

Asphalt maintenance goes beyond just sealcoating. A lot of damage to asphalt can occur with water intrusion through cracks in the asphalt. Crack filling is an essential application in addition to sealcoating for long term pavement protection.

Asphalt Patching

Cracks in your pavement along with potholes and raveling not only reduce the value of your property and provide an unappealing appearance, but they are also a safety issue and cause problems for visitors.

FAQS

Have questions on our sealcoating process? We have answers! Read some of our commonly asked questions below to get answers or contact us if you have additional questions.

  • What is sealcoating?

Sealcoating is designed to protect and enhance the look of asphalt surfaces. They help to prevent the oxidation of the asphaltic binder. This sealant also protects against weather damage & cracking, reduces maintenance costs, and will have your asphalt looking great for years to come!

  • How does it work?

Sealcoating is applied in a thin layer over the paved surface. This liquid layer covers the asphalt and helps to prevent damage from occurring by acting as a barrier. With this protective layer, vehicle fluids, water, and damaging UV rays are unable to penetrate the surface of the pavement and cause damage.

  • When should I have an asphalt sealer applied?

We recommend allowing your new asphalt to cure for at least 30 to 60 days. This will ensure that it is free from oils and properly cured so the sealer can adhere properly.

  • What type of weather is best for sealcoating?

We recommend that you avoid sealcoating if rain is in the forecast. Also, the temperature must be at least 50 degrees and rising for a 24-hour period.

  • How should the surface be prepared for sealcoating?

To prepare your asphalt, we will remove any loose dirt or other material. Additionally, we may need to repair any holes or cracks and also treat any oil, gas, or grease spots for ultimate adhesion.

  • How do you apply the sealcoat?

Asphalt sealer can be applied using a variety of methods, such as with a squeegee, a brush, or specialized spray equipment.

  • How long does the sealant need to cure?

Sealant needs to cure for at least 24 hours before walking or driving to ensure it has cured completely.

  • When do I need to reseal my asphalt?

For optimal maintenance, it is recommended to reapply sealcoating every three to five years, depending on the condition and usage of the asphalt. In areas with heavy traffic or harsh Pittsburgh weather, more frequent seal coat treatments may be necessary.
